Welcome My New Property @ Semenyih Parklands

Last Sunday, on 22nd Sept 2013, I have made a booking for my new house at Semenyih Parklands. Priced at RM418,500 compared to the launching price of RM388,800 back on 7th Sept 2013. Which means, in merely 10 days, they increased the price up to a whooping RM30,000!

This is new phase 2B with new layout. The 20'x65' double story terrace house's layout is actually small compared to the current popular size of 20'x70'. Although the measurement is small, built-up is unexpectedly huge, at 1,943sqft. This project is developed by Amalan Setar.

This property will complete in about 2 years from now, hence expected to complete around Sept, 2015 but I was told it can be a few months earlier.

To book, simply place a RM1,000 booking fee and bring the booking documents to bank to apply for a loan. No hectic queue, no stressful balloting.

UPDATE: This property selling price has been increased to RM438,800 as of middle of Oct, 2013.

UPDATE (28/11/13): Semenyih Parklands will do second launching for phase 2B, Clover on 30th Nov 2013. Price is said to be another increase to estimated RM446,800 but offers discount on the downpayment. Their panel banks include, Maybank, Public Bank, Hong Leong Bank, AmBank, RHB Bank, Bank Islam and Bank Simpanan Nasional.

If you going at a easier approval please consider Hong Leong Bank, Mortgage consultant Ms. Moon (016-947 9098). My 89% loan was approved by Hong Leong Bank after 2 stages of approval (in about 2 days). 89% is because of quota for 90% is full. But bare in mind, currently I have 1 house and 1 car under bank financing.

They impose a S&P signing period of 14 days only. If you are no able to sign or get loan within this period your house will be released to next buyer.

The place is deep, far. It is situated next to Bandar Tasik Kesuma. Stepped into the show house immediately you feel how practical it is. The design is squarish and proper. The Living room and Kitchen is so huge for its size. The living room tiles is made of 2ftx2ft polished tiles (just like shopping complex's). I heard the Sales Advisor said the size had been fully extended to leave only 3 feet at the rear. The ground floor bedroom is as big as my current Master bedroom. The porch is made of flat concrete and if you plan to renovate the top as a balcony that's truly possible. You only need to make a door from master bedroom.

The ladder's rail is made of chrome metal finish with tempered glass screwed on it. This looks luxury. The family hall at the first floor is the biggest I have seen, at about 10ft x 10ft. I like huge family area on 1st floor because we can lepak-lepak or watch TV there without needed to go downstair's living to watch TV.

Amenities and facilities at this point of time are rare. There is a national secondary school and an Institute Mara nearby. But for Chinese kindergartens and schools you have ride all the way to Semenyih town. Other than that, you can find some attraction similar like what stated by Setia Ecohill.

Since 2008, Selangor state properties have been seen rising like no tomorrow. This happens to Landed Property and High rising property. While the biggest gain is from land property, with over 30% price hike each year in certain Selangor hot spots, an average 16.4% increase is achieved (source from Sin Chew) every single year.

Semenyih Parklands is located at Beranang district. I never heard about this town before until I view the show house. It is really far, at the border of Selangor and Negeri Sembilan, with a noticeable distance even from Semenyih town (approximately 8km). It is 40km away from KL, 17km to Kajang, 30km to Cyberjaya and 36km to Seremban.


Another problem is that this place is surrounding by so many new developments and housing areas, with only 1 single road access via Jalan Semenyih. People there often complain how jam it is during rushing work day, where jam starts from as earlier as after 6:30 a.m.

However, considering the house price here is still affordable, many KL workers do settled here, though with limited access. They work in KL, wake up 6:00 a.m and out from home at 6:30am to avoid the jam.

So, why I buy this Property?

The infamous SP Setia
Mainly because of SP Setia. As I heard SP Setia is buying big piece of lands (approximately 1,700 acres) in Beranang to develop into a successful township like Setia Alam. EcoHill, Eco Gardens (Actually project by EcoWorld) and Setia Emas are their 3 big projects in Semenyih and Beranang. There is also a much anticipated link being built by SP Setia which connects EcoHill to LEKAS, which will be completed by 2015.

One of the earliest project is Setial Ecohill township, which built on a 673 acres of land, containing apartments, Terrace houses in 20'x65' and 20'x70' sizes, Semi-Ds and Bungalows. They also plan to include an International School in the township.

Initially I am more interested towards SP Setia's property due to its track records in terms of sustainability. But after viewing their show house at "The Advengers" event on 21st Sept 2013, I immediately book Semenyih Parklands the day after because of the practicality and design. SP Setia remains tight lips on it's price and procedure of purchase (balloting or queuing), but I was heard the smallest 20"x65" double storey terrace house will cost you RM450,000 above.

The best in balance of space and design is actually the Semi-Ds, which cost you RM900,000 above.

The 20'x65' interior design is also more complicated compared to Semenyih Parklands. There is a wet kitchen which had consumed space from dry kitchen, a small family area on the 1st floor just enough for 1 small chair because they tend to bigger the rooms. Yes there are several other designs which offers different arrangements but these popular units are far lesser than buying demand. If they came out to be balloting you'll have hard time to get one. Also you must pay attention to the brochure because some designs having different layout for intermediate lot and end lot.

However, being a responsible developer, SP Setia is kind enough to pour money to build a link to LEKAS, which expected to complete by 2015. My developer also said there will be another link to LEKAS from Setia Emas, but not sure who will do it. While the interlink between these 3 parcels are confirmed.

The new link to Lekas, which connects SILK and Grand Saga highways, directly benefits residents staying at the surrounding area, mainly Pelangi Semenyih, Pelangi Semenyih 2, Bandar Rinching, Broga, Semenyih, Bandar Tasik Kesuma, Semenyih Parklands as well as Beranang residents.

Existing Tesco Store
With the availability of Tesco (located at Taman Pelangi Semenyih) your daily grocery need is settled. With just 4km from Semenyih Parklands, you get to buy fresh groceries and daily necessities here.

Relocation of UTAR
The news to relocate UTAR has been out since 2009 but still pending. Although I have not much info on when will the school be re-located, my hope remains optimistic.

Hospital Kajang
I was heard that Hospital Kajang is being relocated and shall settle at Eco Gardens. But no one knows how true is it.

AEON Shopping Centre
This is also said to be built, at Semenyih Pelangi 2, in around 2014.


Verdict
Buying a house involves huge investment, deep thinking and research, and finally your taste. For the design wise, I favor more towards Semenyih Parklands's. It's more polished and more luxury with the same size. It offers more space from the tiny layout. It also offers better material and cleverly use of different material types. The letdown may be only the location because it is 6km away from EcoHill. But consider SP Setia is launching another new township opposite to Semenyih Parklands (next to Beranang Industrial Park) rumored to be Setia Ecohill 2, it will surely uplift the property value here in the future.

So if you are looking for investments then SP Setia is your way to go because of its brand and sustainability. But for plain sake of living, please consider Semenyih Parklands for its more affordable price and better finishing, and of course, its short distance to SP Setia's township as well.

I project in 10 years, Beranang will be a fully developed, uplifted township with a lots of amenities and conveniences, and ROI. So have your finger crossed!
